Homeowners often choose a HELOC or home equity loan because primary mortgage rates are stubbornly elevated near 6%, making cash-out refinances unattractive if you already have a low-rate first mortgage. A HELOC serves as a revolving credit line tied to your home, while a home equity loan gives you a fixed lump sum and a steady monthly payment.
